Some homes need a person, not a calculator.
Our live quote is accurate for maintained residential homes up to 2,999 sq ft and five bedrooms. Homes 3,000 sq ft or more require a custom quote — and once trades have been on site, or a home has gone years without attention, square footage alone cannot reliably determine the time or the price. Severity, dust and debris, access, the amount of affected space, the condition of the property and the crew size required all drive the work.
Post-construction and post-renovation cleans need multiple passes and specialty equipment. Hoarding and severe-condition homes need an assessment, protective equipment and sometimes disposal. Oversized homes need a planned crew. None of that can be auto-priced honestly, so we quote it by hand.
You still get a firm flat price in writing before a cleaner is ever assigned, and no cleaning charge is taken at booking; the completed service is charged after the clean.

6+ bedrooms, or 3,000 sq ft or more
Past our largest bracket the flat-rate model stops being fair to either side. We plan crew size, hours and sequencing around the actual floor plan so the home is finished in a single visit.
- Crew of two or more, sized to the property
- Maintenance, Deep or Move-In/Move-Out scope at scale
- Finished basements and secondary levels included
- Recurring cadence available after the first visit
What we price manually
These properties and situations sit outside the flat-rate calculator. Each one is scoped individually and comes back as a firm, itemized price.
Post-Construction Cleaning
New builds, additions and gutted spaces where drywall dust has settled into every surface. This is multi-pass work with specialty equipment, not a deep clean.
- Multiple passes to lift fine drywall and sanding dust
- Paint, adhesive and silicone residue removal where it lifts safely
- Sticker, label and protective-film removal from fixtures and glass
- Vents, tracks, ledges, trim and light fixtures detailed
Post-Renovation Cleaning
A kitchen, bathroom or basement reno leaves dust through the whole home, not just the room that was worked on. Square footage alone cannot reliably determine the time or price of this work — the trades that were on site, the amount of affected space and the severity of the residue drive it.
- Whole-home dust settlement, not just the renovated room
- Cabinet, closet and drawer interiors where dust travelled
- Floor debris, grout haze and construction residue
- Final detail pass so the space is liveable again
Hoarding & Severe Condition
Extreme clutter, long-neglected homes, estate and tenant turnovers. These are handled discreetly, judgement-free, and planned before a crew is ever scheduled.
- Photo or on-site assessment before any price is given
- Staged, room-by-room plan across one or more visits
- Protective equipment and appropriate disposal
- Referral to a licensed partner where biohazard work is involved
Large Homes — 6+ Bedrooms
Past five bedrooms the flat-rate brackets stop being accurate. Crew size, hours and sequencing get planned deliberately so the visit finishes in one day.
- Crew of two or more sized to the floor plan
- Room-count and bathroom-count based hour planning
- Maintenance, Deep or Move-In/Move-Out scope, at scale
- Recurring cadence available once the first visit sets the baseline
Homes 3,000 Sq Ft or More
Our live calculator prices homes up to 2,999 sq ft. Homes 3,000 sq ft or more require a custom quote, and the booking form routes you there automatically instead of guessing.
- Accurate hours for oversized floor plans
- Finished basements and secondary levels included in scope
- Multi-cleaner scheduling so the home is done in one visit
- Firm flat price before anyone is assigned
Other Out-of-Scope Requests
Vacation-rental portfolios, multi-unit residential, full wall washing and standalone specialty tasks fall outside the standard tiers and get priced by hand.
- Multi-unit or portfolio short-term-rental operations requiring custom scope or coordination
- Full wall washing beyond standard spot-cleaning
- Standalone tasks booked without a base clean
- Anything we would refer out — we tell you before you commit
From request to firm price
No hourly billing, no on-site renegotiation. You see the full price before we schedule anyone.
Tell us about the property
Choose "Request a custom quote" in the booking form. Describe the work that was done, the condition, the size, and upload photos of the worst areas.
We scope it manually
A real person reviews the photos and details, plans the crew size and the number of passes required, and books an on-site look if the job needs one.
You get a firm flat price
We send back an itemized quote with the scope written out. No hourly surprises, no on-site renegotiation once the scope is agreed.
We schedule and clean
Approve the quote and we schedule the crew — 48-hour minimum lead time. No cleaning charge at booking — the completed service is charged after the clean.
Most homes are priced instantly online
Most standard Maintenance, Deep and Move-In / Move-Out bookings in eligible homes — under 3,000 sq ft, up to 5 bedrooms, ordinary lived-in condition — can be priced instantly online.
Routine upkeep for an already-maintained home, from $129. Inside microwave included.
A detailed reset for buildup and neglected areas. Oven, fridge, dishwasher and microwave interiors included.
For vacant or substantially empty homes, including emptied cabinets and closet shelving.
Compare the tiers on the Deep & Move-In/Move-Out page, or start with Maintenance Cleaning. Everyday upgrades like inside oven, fridge or interior windows are ticked right in the booking form.
Tell us about the property and the work required
Specialty jobs are reviewed individually so we can understand the condition, scope and estimated labour before we give you a price.
Reviewed individually, not auto-priced
There is no live calculator price for specialty work. You describe the property, the work that was done and the current condition, and a person reviews it — severity, dust and debris, access, affected area and crew size all shape the quote.
Photos help us scope it
Photos of the worst-affected areas let us plan the number of passes and the equipment required. Larger or heavier jobs may need a short on-site look before we commit to a price.
Firm flat price, then scheduling
You receive an itemized flat price with the scope written out. Once you approve it we schedule the crew — the same 48-hour (2 full days) minimum lead time applies.
Card on file, charged after the clean
You add a payment method when the request is submitted. There is no service charge at booking — the completed service is charged after the clean, and applicable policy fees are charged according to our Terms. You know the full price up front.
If your home is under 3,000 sq ft, up to 5 bedrooms and in ordinary lived-in condition, the booking form prices it instantly instead — no custom quote needed.
Custom quote questions
Why can't the live calculator price these homes?+
The instant quote is built on square footage, bedrooms, bathrooms and condition, and it is accurate for maintained residential homes up to 2,999 sq ft and 5 bedrooms. Post-construction, post-renovation and severe-condition homes take time based on what happened in the property, and square footage alone cannot reliably predict it — drywall dust, paint residue and years of buildup need multiple passes and specialty equipment. Pricing those automatically would either overcharge you or under-book the crew, so a person prices them instead.
Is a specialty clean the same as a Deep Clean?+
No. A Deep Clean is our detailed reset for a lived-in home with buildup, and it is flat-rate priced online. Specialty work is a separate tier: post-construction and post-renovation cleans, hoarding and severe-condition homes, and oversized properties. They are scoped and quoted individually before anything is scheduled.
How do I request a custom quote?+
Choose "Request a custom quote" in the booking form and tell us about the property — what work was done, the current condition, the size, and photos of the areas that need the most attention. We review it and send back a firm, itemized flat price. The booking form also routes you there automatically if you enter 6+ bedrooms or a home 3,000 sq ft or more.
How long does a custom quote take?+
Most quotes come back the same business day once we have your photos and details. Larger or heavier jobs may need a short on-site visit before we commit to a price, and we will tell you if that is the case.
Am I charged when I submit the request?+
No. You add a payment method when you submit the request, but there is no cleaning charge at booking — the completed service is charged after the clean, and applicable cancellation, rescheduling, no-access or started-service fees may apply under our Terms. You know the full price up front. Custom jobs follow the same 48-hour (2-day) minimum lead time once they are scheduled.
What about add-ons like oven, fridge or interior windows?+
Those are ordinary upgrades on a standard clean, not specialty work — you tick them in the booking form and the live price updates instantly. Inside microwave is included in every Maintenance Clean, and oven, fridge, dishwasher and microwave interiors are included in every Deep and Move-In/Move-Out Clean.
